Jumeirah Islands is a Nakheel community of clusters set around lakes, with villas handed over in the mid-2000s. The transformation formula

Owners buy here for the location and the light, then rebuild the interior around both. The recurring scope is structural: opening the lake-facing elevation with larger glazing, creating double-height volumes, and taking down the walls between kitchen, dining and living. All of that is engineered work — assessed, designed, and approved through a Nakheel NOC and a Trakhees permit before anything is cut.

The lessons from it shape every project we run now: procurement starts while the structure is still open, because imported stone and bespoke joinery carry lead times of ten to fourteen weeks; approvals are sequenced so the site never sits idle waiting for paper; and the difference between a fourteen-month project and a two-year one is planning, not luck.

Building beside water

The lakes are what you pay for, and they are also a detailing discipline. Terraces, planters and roof areas near water get waterproofing done properly — it is the most common failure we see in other firms' work. External metalwork and lighting are specified for the humid lakeside environment, and landscaping to the water's edge follows the community's rules. None of this is complicated for a team that has done it; all of it is expensive to fix for one that has not.
