Dubai looks like one city. From a building-approvals perspective it is several. Mainland communities answer to Dubai Municipality. Nakheel-developed areas — Palm Jumeirah, Jumeirah Islands, Al Furjan among them — run through Trakhees. Certain zones sit under the Dubai Development Authority. And layered over all of it, each master developer — Emaar, Nakheel, Meraas, Dubai Properties — issues its own no-objection certificates under its own community rules.
Why jurisdiction is the first question
The same renovation needs different drawings, different submission formats and different inspectors depending on where the property sits. A contractor who does not already work across these authorities learns the differences on your project, and that learning is measured in weeks of idle site. We work across Dubai Municipality, Trakhees and the master developers continuously, so the approval sequence is planned before mobilisation — what gets submitted, to whom, in what order, and how long each step honestly takes.
What G+1 and G+4 licensing means
Dubai licenses contractors by the scale of structure they may build. G+1 covers villa and mansion scale; G+4 covers mid-rise residential and commercial buildings. We hold both, which means the same team that engineers a bespoke villa can take on a larger structure without subcontracting the core of the job to someone you never met.

Who approves my project — Dubai Municipality or Trakhees?
It depends on the community. Mainland areas fall under Dubai Municipality; Nakheel-developed communities such as Palm Jumeirah, Jumeirah Islands and Al Furjan fall under Trakhees — and in both cases the master developer's NOC comes first. We confirm the jurisdiction and map the sequence on day one.
What does "turnkey" actually include?
Design, permits and approvals, structural works, MEP, interior fit-out, bespoke joinery and furnishing — one contract, one team, one point of accountability from brief to handover.
Do you take on design-only or build-only work?
We can execute an approved design, and we do. But the model is strongest end to end — when the team that designed the project also builds it, there is no gap for quality or budget to fall into.
