Al Furjan sits in a corner of Dubai that has quietly become very convenient: minutes from Ibn Battuta Mall and Sheikh Zayed Road, with its own metro stations since 2021 and the Expo corridor next door. The community's villas — most handed over from 2013 onwards in Nakheel's Quortaj and Dubai Style designs — are structurally solid family houses. What ages them is the developer-standard interior: modest closed kitchens, basic bathrooms, and finishes chosen for handover day rather than for the family who lives there.
What owners here usually change
The kitchen comes first in almost every Al Furjan project we price. Opening it to the living space transforms how the ground floor works, though whether the dividing wall is structural varies by villa type, so we assess before we promise. From there the usual scope is bathrooms, flooring throughout, built-in wardrobes and custom joinery, and the garden — pergolas, outdoor kitchens, and on the larger plots, pools.
Approvals run through Trakhees, not Dubai Municipality
Because Al Furjan is a Nakheel community, building permits are issued by Trakhees, and anything structural or external needs a no-objection certificate from Nakheel first. The submission formats and inspection routines differ from Dubai Municipality's, and a contractor who has only worked under DM will spend weeks of your programme learning the difference. We run this approval chain as part of the job and build its lead time into the schedule from day one.

Do I need approval to renovate a villa in Al Furjan?
Cosmetic interior work generally doesn't need community approval, but anything structural, external, or touching major services needs a Nakheel NOC and a Trakhees permit. We prepare and manage those submissions as part of every project.
How long does a full villa fit-out in Al Furjan take?
A full interior transformation typically runs four to six months on site. Both of our completed Al Furjan villas were delivered inside that window. Structural openings or extensions extend the programme, and we quote that honestly up front.
Can you add a pergola, outdoor kitchen, or pool?
Yes. External additions need Nakheel and Trakhees sign-off, and pools carry their own permit, which we obtain. These are among the most requested upgrades in Al Furjan and work well on the community's larger plots.
Can we live in the villa during the renovation?
For a light refurbishment, yes, with the work phased around you. For a full fit-out it is genuinely faster and cheaper to move out — we compress the programme so you are displaced for months, not the year a dragged-out phased job takes.
